I’m now on a variable service charge – what’s different?

You may have noticed some additional information this year. Those who are now on a variable service charge will have received an additional document detailing your rights and obligations, and some additional wording on your service charge breakdown confirming Golding Homes is your landlord, as required by law. The end of September 2025 is when you’ll first see a major difference. This will be when you get the actual accounts for your estate or building for the year (sometimes called a summary or year-end account) detailing exactly what was spent in 2024/25 and any difference between what was estimated and the final cost. In February 2026 when you receive a notification like this one, detailing your charges for the upcoming year, you’ll see a line on your account referring to a balance bought forward. This balance will be the difference between the estimated and actual costs for the 2024/25 year and will either increase or reduce your charges for the coming year.

If you pay an ineligible service charge, you’ll see a line referring to an ineligible balance brought forward. This balance will be the difference between the estimated ineligible costs and the actual ineligible costs for 2024/25.

The move to variable service charges has had no impact on any increases to your service charges.
